Federal Budget Impact on BTR Commercial Assets

New incentive to BTR projects

New incentive to build-to-rent projects for 2023-2024

  • Increase Division 43 (Div.43) deduction from 2.5% to 4% per annum
  • Depreciate over 25 years instead of 40 years
  • Apply to newly constructed Build to Rent (BTR) developments
  • Construction commences after 9 May 2023
  • BTR projects consist of 50 or more apartments or dwellings made available to the general public
  • Dwellings must be retained under single ownership for at least 10 years
  • Landlord must offer a lease term of at least 3 years for each dwelling
